Only owner-occupiers may buy Living Gems homes. Rental homes are not available.
You select a site, home design and list of inclusions. You will be given a schedule detailing the cost of your home. If you are happy with the price, you will be asked to enter a standard building contract for the construction of your new home and pay a further amount.
You may sell your home at any time or leave it in your will. There are no deferred management fees and homeowners retain the sale price of their villa plus any capital gain. Future owners must sign a site agreement.
Family and friends are always welcome. Additional fees may apply if more than two people occupy your home on a long term or permanent basis. Children must be supervised.
People receiving Centrelink or Veterans Affairs benefits may be entitled to rent assistance. Government departments will verify eligibility. Resort management cannot advise.
Resort management maintains lawns at the front of all homes, street areas, the gardens in the common areas and around the country club. Residents are responsible for maintaining the rear and sides of their site.
Living Gems offers an industry best no fee guarantee. There are no entry fees, deferred management fees or stamp duties. Homeowners may sell at any time and retain all of their capital gain. A weekly site fee is paid by homeowners.

Pets are welcome as part of your family. Pets must be approved by resort management and owners must adhere to our pet policy.
All homes are covered by a government approved statutory structural guarantee for six years and six months.
All residents are homeowners, there are no rental properties. Living Gems homes are affordable because ownership of the land is separate from ownership of the home. Although you do not own the land, your right to live in your home is guaranteed and protected by law for an indefinite period. Homebuyers enter a site agreement over the land on which their home is situated.
Living Gems Resorts feature a variety of outstanding resort facilities. Hectares of manicured grounds and wide boulevards make early morning walks a pleasure at these pet friendly resorts. Environmental reserves and waterways add to the lifestyle. All resorts have a world class country club, a grand ballroom with a theatre stage, a huge heated and covered swimming pool and a poolside barbecue pavilion. Sports facilities include a bowling green, tennis court, indoor games room and a gym. There’s a fully equipped workshop, a music room and an arts and crafts studio. A fully refundable deposit secures a conditional first option on a preferred site. A full refund can be arranged at any time.
On site storage is available subject to space.
Your site agreement does not have an expiry date and can only be ended by mutual agreement between you and the owner of Living Gems Resorts or by an order of the Commercial and Consumer Tribunal. The owner of Living Gems Resorts can never unilaterally terminate your site agreement. Your right to live at the resort and enjoy the facilities is protected by law.
Experienced managers maintain the facilities, the grounds, mow residents’ front lawns and generally take care of resort operations.
Every home and every site is treated for termites in accordance with local authority policy and Australian standards. All residents are required to fumigate their homes annually.
