Living Gems Maleny is a land lease community. This means the ownership of the land is separate from the ownership of the home. Your right to live in your home for an indefinite period is protected by Queensland State Government law.
We don’t believe in deferred management fees in Living Gems communities. You own your own home so you are entitled to 100% of the capital gains should you wish to sell in the future. Also, there is no stamp duty to pay when you purchase.
Maintenance of the gardens and the facilities is covered by a weekly site management fee.

Yes. Your family and friends are always welcome to visit and stay with you overnight as guests.
The cost of operating and maintaining the Country Club, other resort facilities and on-site management is covered by a modest weekly site fee which is paid monthly. These fees are billed monthly and increase in accordance with the terms of your Site Agreement.
